Terms and Conditions

COTTAGE MARIPOSA RULES:

All events require approval, a contract & a $1000 deposit in addition to the cost of the event. Once the event has concluded if there were no damages this deposit will be refunded. 

This is our home and our neighbors home next door please be respectful. 

• The right side of the driveway is our property line all the way to the water.  The right side of the driveway is someone else's property please do not drive or turn around on it.  Our property ends at the wishing well. The bridge and long gazebo dock IS NOT ON OUR PROPERTY DO NOT GO ON THEM. The pics on the listing are to show the view from the house. 

• No parties that are not scheduled through Mariposa management. 

• This is a lake property.  There are no safety fences. Stay at your own risk for adults and children.  Children aged 12 and under must be supervised at all times. We are not responsible for negligence around the water. We have tons of life jackets in the big chest under the house, please use them.  We also provide kayaks (under the house) and a canoe. Use these at your own risk. If you do not know how to use these watercrafts or cannot swim, please do not use them. 

• This is a 3-story home. No horseplay on the porches. 

• There are also bunkbeds. Sleep in these beds at your own risk. We have tried to make them as safe as possible. No children under the age of 12 on the top bunk over the queen bed on the third floor. 

• There is a lot of wildlife on the property. Fishing is the only sport allowed. DO NOT SHOOT ANY GUNS OR HUNT. Be aware of your surroundings. Most wildlife are more afraid of you but you do not want to be caught off guard. At night use a flashlight and watch where you step. There are snakes. 

• We do have a few fishing poles for use. Again, please use them at your own risk.  If you are not comfortable with hooks or know how to cast a line, please do not use them.  You are responsible for using your own hooks and bait. 

• We have a grill and smoker available. Use at your own risk. 

• There is a firepit. Please do not have a fire too close to the house. Make sure the fire is maintained at all times. DO NOT go to bed with an open fire burning. Make sure the fire is 100% out before leaving it.

• If you brought your own boat and it does not have a tower and has a top that comes down you are welcome to drive it under the bridge and tie up to our dock. You can also anchor at the end of the property. DO NOT TIE UP TO THE DOCK NEXT DOOR.

Getting around:

• The state park is at the corner of Penden Rd. where you turned in. 

• There are 4 restaurants on the water that you can go to by boat or car.

o Sammy’s is just up the street at Lakeview marina; has good food, bar, patio and live music.

o Lakehouse (my favorite); has great food, bar, patio and live music.

o Augie’s Sunset Café; has food, most all outdoor seating and live music. It also has a great fishing pier. 

o The Wild Rooster is on the Azle side if going by boat. I honestly have never been there. 

• Other food around:

o Jaimito’s Taco’s and Burgers; This is in the gas station but don’t let that fool you. They have great food! The owner is a dear friend of ours. 

o Eagle’s Nest Sports Bar; local favorite with good food, great atmosphere, patio, bar and some live music. 

o Boo-Rays; local favorite for Cajun food. 

o Chuy’s Mexican Food

o Taste of Italy

o IHop

o There is a ton of fast food down Baily Boswell as well as Kroger, Walmart and CVS.

Checkout: 10:00am

• Please remove all bedding that was used and put it in a pile in the floor. 

• Please put all towels used in a pile on the floor.

• If you have used dishes, please put them in the dishwasher and get it started. Detergent is under the sink.
